Dubai Moving Rules You Should Know
Five rules that save you time, money and a failed move day.
Register your lease with Ejari
Ejari is Dubai’s official tenancy registration system. It is needed to activate DEWA, and it is part of visa renewals. A new Ejari number can take one to two days to issue, so do it before moving day.
Activate DEWA at the new home
Tenants need a valid Ejari number. DEWA lists a security deposit of AED 2,000 for apartments and AED 4,000 for villas, and says supply connects within 15 working hours after the deposit is paid. You can apply on the DEWA website, the DEWA Smart App or the DubaiNow app.
Check rent increases first
A landlord must give written notice at least 90 days before renewal to raise your rent. Use the Dubai Land Department’s Rental Index in the DubaiNow or Dubai REST app to see what is allowed for your area and property type.
Ask the building for a move permit
Emaar communities, for example, ask for your Emirates ID, Ejari or title deed, passport with visa page, the moving company’s insurance certificate and cleared service charges. Approval usually takes one to two business days. Apply at least one business day before the move. Rules differ by building, so ask your management office.
New truck rules from October 1, 2026
Dubai’s RTA and Dubai Police started truck movement restrictions on October 1, 2026. Al Qudra Street, Al Meydan Street, all crossings and the Airport Tunnel are closed to trucks all day. Sheikh Zayed Road, Beirut Street, and parts of Al Mizhar, Muhaisnah and Oud Al Muteena are restricted from 6:00 AM to 10:00 PM. Airport Street, Oman Street and Damascus Street are restricted from 6:30 to 8:30 AM, 1:00 to 3:00 PM and 5:30 to 8:00 PM. Emirates Road is exempt. The announcement says trucks and heavy vehicles but does not list vehicle classes, so we check the route and vehicle size when we plan your move.

When Is the Best Time to Move in Dubai?
Summer in Dubai often passes 40 degrees Celsius. Early morning starts are safer for your items and easier on the crew. Weekends and the end of the month book first, so reserve your date as soon as you know it. If your lease ends on a busy date, ask for a weekday slot.
Before Moving Day: A Short Checklist
- Clear your service charges and book your lift or gate pass.
- Register your new lease with Ejari and apply for DEWA.
- Empty and defrost the fridge a day early.
- Keep passports, Emirates IDs, keys and jewelry with you.
- Label boxes by room, not by item.
- Take photos of valuable furniture and of the empty home.

Do I need a permit to move in or out of my building?
Most towers and communities do. Emaar, for example, usually approves a move permit in one to two business days once service charges are clear. Ask your building manager, then send us the permit so we can book the lift.
How early should I book a moving company?
Book two weeks ahead if you can. For a weekend or month end, book earlier. Same week moves are possible when the crew is free.
Do you only move inside Dubai?
Yes. We work inside Dubai only, so our routes, timing and prices are built for the city.
Can you move just one sofa or a few boxes?
Yes. We do small and single item moves with pickup and delivery inside Dubai. Send a photo and the two addresses for a quote.
Will the new truck rules affect my move?
